Who We Are

With a decade of hospitality management experience in the Finger Lakes and a leadership team trained at Cornell’s Hotel School, we understand all sides of the equation. A passion for excellent service and wine drives us to share these with guests through unique agritourism offerings.

Why Work With Us?

Vinonuta helps wineries add premium overnight lodging without building or operating a hotel. We provide modern, mobile lodging units and manage the guest experience, including bookings, pricing, housekeeping systems, and day-to-day hospitality operations.

For wineries, the model creates a new revenue stream from underused land while bringing overnight guests directly to the property. For guests, it offers a more immersive way to experience wine country.

Every site is designed around the winery first. Unit placement, access, parking, and guest rules are structured to protect vineyard operations, tasting room flow, crops, and the overall character of the property.

New Revenue from Unused/Underused Land

Turn scenic, but underutilized land into a passive hospitality revenue stream with Vinonuta’s units, hospitality staff, and operational expertise.

No Additional Operational or Staffing Burden

With Vinonuta’s experienced in-house staff, there is no need to hire additional staff or add responsibilities to current staff. All sites are entirely managed by Vinonuta, making the operations truly passive for wineries.

Designed Around Existing Operations

Your crops and operations are a top priority for us. Each project is uniquely planned to prevent interference to vineyard and winery operations. Units can be customized to fit your brand and winery aesthetic, allowing for seamless integration with the property.

Lower Capital Burden/Quick Startup

Because wineries do not need to buy units, FF&E, hard/soft goods, get software, and build a hospitality operation from scratch, the capital burden is limited to the immediate land prep of utility connections and gravel pads. This also allows for a quick startup, with sites being fully operational in 1-2 seasons.

Enhanced Brand Value and Marketing

Overnight units give guests the opportunity to connect deeper to your brand, enhancing loyalty and brand image. Vinonuta also co-brands with every winery, increasing reach and brand awareness.

Reduced Execution Risk

Vinonuta significantly reduces the capital exposure associated with adding onsite lodging by funding and operating the lodging units, leaving winery investment focused primarily on practical land improvements that can enhance the property itself. Units are also mobile and easily removable if desired.

How The Partnership Works

We want to see guests enjoy wine country and wineries thrive.

By partnering with wineries, we bring agritourism to unused land at little expense to the winery. This brings a new revenue stream and inflow of customers to wineries.

For guests, wineries and wine country becomes easier to access than ever. Staying within the vineyard gives an immersive experience for wine lovers, allowing them to enjoy the picturesque properties we’ve all come to love.

Vinonuta partners with wineries to bring premium overnight lodging to scenic, underused areas of their property without requiring the winery to build or operate a hotel.

Our model is designed to create a new hospitality revenue stream while keeping the winery’s core operations, staff, vineyard work, and guest experience protected.

The Potential Site is Evaluated

Every partnership begins with a site-fit conversation. We discuss and walk potential sites with a winery to find an agreeable spot to both parties. We look at available land, views, guest access, parking, utilities, vineyard operations, tasting room flow, and the overall character of the property.

A Site Plan is Created and Mutually Agreed On

Unit placement, parking, guest circulation, signage, and property rules are designed around the winery and vineyard first. Active vineyard areas, production spaces, private property, staff areas, and tasting room operations remain protected.

Vinonuta is meant to complement the winery, not interfere with it.

The Winery Preps the Site

Winery responsibilities vary by property, but typically include access to suitable land, site preparation, utility coordination, and support with property-specific approvals.

This may include items such as gravel pads, access routes, electric, water, septic or wastewater planning, and other site-specific requirements.

Vinonuta Preps the Units and Operational Platforms

Vinonuta provides the lodging units, staff, hard and soft goods, furnishings, guest systems, booking infrastructure, pricing strategy, day-to-day hospitality management, and more.

We handle the time consuming and costly internal preparation such as operations software, guest communication, check-in, housekeeping systems, supplies, pricing adjustments, maintenance coordination, and operating standards. All have been stress tested and proven.

The Site Opens for Guests, and the Winery Benefits

Guests enjoy an immersive wine country stay directly on the property, while the winery gains a new revenue stream and non-monetary benefits from land that may otherwise be unused.

The result is a premium lodging experience that can bring overnight guests closer to the winery brand without requiring the winery team to become lodging operators.
